Function: Provides the load bearing capacity in the walls, that carries the weight of the floors and roof, down to the foundation.  Typically consisting of studs that provide space for insulation, and a surface to secure interior and exterior finishes.

What We Look At:  Very difficult to view and inspect during a "typical home inspection", as most areas will be covered.  Tips-offs that an experienced inspector may see as clues to potential framing problems are bowed walls; openings above doors may sag and crack due to inadequate header support; etc.   

Typical problems we see are: Bowed exterior walls due to low quality lumber; condensation on framing members due to overly "tight" houses;  "do-it-yourself" modifications made during a remodel or addition that provide insufficient support; etc.
